Why Staging is Essential
(From a Buyers Perspective)
If there’s one thing we know for sure about staging in residential real estate, it’s this: It works. By now, with all the statistics collected over the years, we can confidently say that whether the home is empty or occupied during the selling process, staging a property for sale offers an excellent return on investment and any seller who is not having their home professionally staged (or having a go at doing it themselves) is leaving money on the table.
A seller could lose out on many tens of thousands of dollars or more, just because they didn’t realize the difference that a few relatively inexpensive visual improvements could make. Unfortunately, this still happens surprisingly often.
When you find yourself in the position to decide what to do (or not do) to prepare your home for sale, always keep in mind:
The buyers in your market will be scheduled to view many homes within a certain price range, which have similar features of interest to them.
Some homes will be a “NO WAY!- NEXT?” home, some will be so forgettable that some buyers won’t even remember viewing them (this happens more often with non-staged vacant homes). You want your home to stand out as the winner- the “YES!” in a sea of “NOOOOO”.
As with so many things, choosing paint and décor for you to enjoy in your home (where you plan to stay awhile) is very different from choosing paint and décor for staging and selling your house.
